While the 2013 and 2014 Condo market comparison proved to nearly mirror each other, the single family home numbers were a little different. 2014 knocked the single home sales of 2013 out of the park with 147 more sales in 2014 than the previous year. All but three of the nine pricing categories showed double or nearly double the amount of sales than the prior year.

  • When comparing the condo sales for the Alabama Gulf Coast region the market proved to remain steady; almost mirroring 2013. While there were 100 more condo sales overall in 2013 1/4 of those could be attributed to sales at the Turquoise Place and Phoenix West II developer sales. 2013 sold 30 more in the 0-199k range, 30 more in the $500-599k range and about 20 more in the $300-399 range in 2013. Besides these minor differences, 2014 and 2013 performed quite similarly when end of the year numbers are stacked up against each other. The slight climb in average and median prices from 2013 to 2014 in the condo market along Gulf Shores, Orange Beach, and Perdido Key is a step in the right direction for both buyers & sellers- slow and steady wins the race by continuing on the path of a strong real estate market.

    As the demand increases along the Alabama Gulf Coast, more sellers are slowly deciding now is a good time to get their property in the market for sale.  While there was a small increase in condo inventory, the single family inventory dropped slightly.  Average sales prices also decreased for both condos and single family homes in the coastal Alabama real estate market.  The number of units sold for each category both had increases which should help create demand for May.

    152 of the active on the market condos are Under Contract or Pending Sale 156 of the actives are under contract or pending sale.
      Average sold price hanging steady at: $367,638 Average sold price slightly down: $341,157
    104 condos sold in January 2014 from the Alabama Beach Real Estate Inventory  125 condos sold in February 2014 from Alabama Beach Real Estate Inventory
      56 Units sold over the 400,000 mark. (Including 4 Turquoise Place Units) 40 units sold over the 400,000 mark (5 Turquoise Place Units)
    Condos on average have sold on average 98% of their original list price, again up from last month. Condos sold at 96% of their original list price on average this month.

    515 Homes actively for sale in January 2014 in the Alabama Beach Real Estate market  497 Homes actively for sale in April 2014 in the Alabama Beach Real Estate Market.
    88 of these homes are either under contract or pending sale up about 30% from the prior month.  87 of the active homes are either under contract or pending sale.
    The average sales price for homes sold along the Alabama Beach Real Estate market was 357,088 for the month of March 2014. Way up from February.  The average sold price in the Alabama Coastal market was up: $319,399
    The Average amount of Days that homes sat on the market before selling this month was 219.  The Average amount of days on the market before selling was 247 in April.
     40 Homes sold in March, double the amount of homes that sold in February 2014. 48 Homes sold along the Alabama coastal communities in April 2014.

    69 Homes sold in the Foley and surrounding areas market in March 2014. (This includes the areas of: Foley, Magnolia Springs, Summerdale, Elberta, Robertsdale, Silverhill and Bon Secour)  66 Homes sold in the Foley and surrounding areas in April 2014.
      The average sold price climbed to $163,868 for the month of March. The average sold price was $149,662 this month.
     Distressed sales way down to 13%  Distressed sales up slightly at 17% of the homes sold.
     The average days on the market for the Foley market in March was 219. The average days on the market for the Foley market in April was 171
