<p>The Wharf&#8217;s notable skyscraper-like palms are now even more noticeable.  Even a 747 flying overhead will notice this spectacular nightly view.  Thousands of dancing lights line the trees changing colors throughout the night giving the Wharf a fantastic ambiance.  But watch out- at 8:30 and 10:00 nightly the Wharf is electrified with its choreographed light show. The shows are free so there is no reason not to stop and check it out!</p>

<p>In addition to the light show a carnival complete with games and rides for all ages** can be found at the entrance of the Wharf near the South parking area.  All games are setup in a &#8220;you can&#8217;t lose&#8221; fashion guaranteeing a prize each time- which is nice for the little ones and easier on Mom and Dad&#8217;s wallet!</p>
<p>There are a few &#8220;big people&#8221; rides, however, the majority of the campus is set up for little ones.  There are some height requirements though.  Little ones must be at least 36&#8243; in height and in some cases, 42 and 48&#8243;.</p>
<p>The Wharf has done well with this summer attraction in keeping up with our family friendly reputation.</p>
<p>Be sure and swing by the awesome local shoppes while you stop out for some family fun this summer!</p>

<p>If you have been keeping an eye on my monthly overall coastal market reports you will see that 2013 has been a fantastic year for Real Estate thus far.  Bella Luna is following suit with that fact showing nearly as many sales by mid year as they had the entire year of 2012.</p>

<p>2008: $307.48</p>
<p>2009: $253.81</p>
<p>2010: $242.75</p>
<p>2011: $245.66</p>
<p>2012: $244.59</p>
<p>So far in 2013: $288.00 , an 18% increase from the 2012 average.</p>

<p>The Foley market showed well in April with the highest average sold price in more than 2 years, as well as a slowly diminishing distressed inventory.</p>

<p>The condo market witnessed nearly double the amount of sales from last month which was also a 20% increase from the number of condos sold this time in 2012.  The inventory stayed steady with nearly the exact same amount of available units on the market.  If sales continue to soar with inventory remaining steady, we&#8217;re sure to see prices on the rise.</p>
<p>The Coastal Single Family market had another increase in the number of homes sold this month.  While last month&#8217;s number was the highest we had seen in 9 months, this months increase was the largest number sold in this category in a year and a half!</p>
<p>Distressed numbers continued to fall in all categories (Gulf Shores/Orange Beach/ Perdido Key/ Fort Morgan Single Family Homes had almost a 50% decrease in distressed sales while the Foley market&#8217;s distressed sold number dropped from 55 to 34%) another good indication of a strengthening real estate market.</p>
